What Is a Modular Central Utility Plant?
An EAS Modular Central Utility Plant (CUP) is a fully engineered, factory-assembled system that houses the mechanical and electrical equipment required to support a facility’s core utilities, including chilled water, hot water, compressed air, power, and other process systems.
Each modular central plant is custom-designed and built around the specific requirements of the facility, with no model numbers or footprint constraints. Configurations may include chillers, boilers, air compressors, heat exchangers, and pumps. Additionally, a central utility plant construction may also require strainers, cooling towers, structural platforms, piping spools, instrumentation, and complete electrical rooms. All of these equipment are integrated into a single modular solution to manage critical operations.
Every component within a modular processing plant is fully accessible from inside the structure, eliminating the need for exterior service panels and simplifying long-term maintenance.

EAS partnered with the University of Maryland as the design-assist lead for a 600,000-square-foot hospital serving the greater Washington, D.C. region.
We delivered a fully integrated modular Central Utility Plant (CUP) to power the facility’s mechanical, electrical, and plumbing systems with turnkey efficiency. EAS engineered, fabricated, and shipped approximately 30,000 square feet of CUP infrastructure, delivered in 93 modular sections for streamlined on-site installation.
